Booking terms
The rules governing your booking and your stay, house rules included.
1Purpose and parties
These terms govern any booking of a furnished apartment offered by AYYOKA Groupe, SARLU operating the Ayyoka brand (the "Provider", contact details in the Legal notice) by a traveller (the "Customer"), made directly through the website, WhatsApp or e-mail. Any booking implies unreserved acceptance of these terms, including the house rules (section 10). Bookings made on Airbnb are subject to that platform's terms; a booking passed on by a partner agency follows these terms (section 13).
Three lengths of stay are distinguished in this document: the short stay (under 28 nights), the long stay (28 nights to 3 months) and the stay of more than 3 months, which falls outside these terms: its payment, cancellation and refund arrangements are set out in a specific contract, negotiated case by case. This applies in particular to HAVA Angré, offered from six months.
2Booking and confirmation
The Customer provides their dates, the number of guests and their contact details. Ayyoka confirms availability and price in writing (WhatsApp or e-mail). The booking becomes firm upon receipt of the payment provided for in section 4 and of Ayyoka's written confirmation. The calendar displayed on the website is synchronised with our other sales channels but remains indicative until confirmation.
3Prices
Prices are expressed in CFA francs (FCFA, international code XOF) per night, all charges included: electricity, water, Wi-Fi, linen, professional end-of-stay cleaning and welcome pack. No service fee is charged on direct bookings. Weekly and monthly discounted rates, where available, are shown on the apartment page. Amounts shown in euros are indicative only (fixed parity €1 = 655.957 FCFA); the amount charged is denominated in FCFA or, for a payment in euros, converted at that parity. Optional services (airport transfer, additional cleaning, laundry, etc.) are charged separately on quotation.
4Payment
The full amount of the stay and the security deposit are paid when the contract is signed. The booking becomes firm once these sums have been received and confirmed in writing by Ayyoka. Accepted payment methods: mobile money (Wave, Orange Money, MTN MoMo) and bank transfer. A receipt or invoice is provided on request; businesses may obtain monthly invoicing.
Payment in instalments. In limited cases — an established company or partner agency, for example — Ayyoka may accept payment in several instalments. The schedule is then set out in writing in the contract; the security deposit and the first instalment remain payable on signature. Should an instalment fall overdue, Ayyoka may end the stay after a written reminder has gone unanswered.
5Refundable security deposit
A refundable security deposit is paid when the contract is signed, by mobile money or bank transfer; the amount is stated in the contract and in the booking confirmation. It is returned within 7 days of departure, once the check-out inspection has been carried out, less, where applicable and on presentation of supporting documents, the cost of any damage, losses (keys, access badges), exceptional cleaning or charges arising from a breach of the house rules. The security deposit is always returned in full in the event of cancellation, whatever its date.
6Cancellation, changes and refunds
Short stays (under 28 nights): free cancellation up to 10 days before arrival; after that, 50% of the stay is retained.
Long stays (28 nights to 3 months): free cancellation up to 30 days before arrival; after that, the first month is retained.
Stays of more than 3 months are covered by a specific contract, whose cancellation and refund terms are agreed case by case.
| Situation | Short stay | Long stay (28 nights to 3 months) |
|---|---|---|
| Cancellation before the deadline (10 days / 30 days before arrival) | Full refund | Full refund |
| Cancellation after the deadline | 50% of the stay retained, the balance refunded | First month retained, the balance refunded |
| No-show without notice | 100% of the stay retained | 100% of the stay retained |
| Early departure | Nights not taken are not refunded | 30 days' written notice; rent beyond the notice period is refunded |
Any cancellation must be notified in writing (WhatsApp or e-mail); the date of receipt by Ayyoka is binding. A no-show without prior cancellation means the full amount of the stay is retained. A request to change dates is handled as a new request, subject to availability and free of charge if accepted; sums already paid are then carried over to the new stay. A stay ended by Ayyoka for a serious breach of the house rules, after warning, gives no right to a refund of the remaining nights.
In the event of cancellation by Ayyoka (damage, unavailability of the apartment), the Customer is offered an equivalent apartment or a full refund of the amounts paid, to the exclusion of any other compensation. Force majeure events (unforeseeable and unavoidable events, decisions of the authorities) release each party from its obligations without compensation; amounts paid are refunded or carried over, at the Customer's choice.
Problems during the stay. The Customer reports them without delay by WhatsApp or e-mail; Ayyoka steps in (support 7 days a week from 7 am to 7 pm, emergencies around the clock). If the apartment becomes unusable through Ayyoka's doing and the problem is not resolved within 24 hours, Ayyoka offers equivalent accommodation or refunds the nights concerned. External outages (electricity, water, Internet) do not engage Ayyoka's liability, though Ayyoka undertakes to deal with them as quickly as possible.
How refunds are made. Refunds are made within 14 days of the cancellation, using the original payment method and to the person who paid. The security deposit follows its own timeframe (7 days after departure, section 5). For payments made outside the CFA franc zone, bank transfer charges are shared equally between the Customer and Ayyoka.
7Check-in and check-out
Check-in from 3:00 pm, check-out before 11:00 am. Check-in is self-service: access instructions are sent the day before via WhatsApp, once payment has been received and the Customer's identity document provided. Early check-in or late check-out may be granted subject to availability, possibly with a surcharge. A check-out after 1:00 pm that has not been agreed is charged as an additional night. The Customer undertakes to return the apartment in the condition in which it was found, apart from routine cleaning, which is included.
8Occupancy and use
The apartment is booked for the number of guests stated in the confirmation, within the maximum capacity shown on the apartment page. Any additional person must be declared and accepted by Ayyoka; otherwise, the booking may be terminated without refund. The apartment is intended exclusively for temporary residential use: subletting, commercial activity, filming or events are prohibited without written agreement. The Customer is responsible for the people they host.
9Liability, damage and insurance
The Customer is liable for damage caused to the apartment, furniture, equipment and common areas during their stay, as well as for lost keys or access badges (replacement charged). Any damage must be reported without delay. Ayyoka is not liable for theft or loss of personal belongings, nor for interruptions to external services (electricity, water, Internet) beyond its control, but undertakes to intervene as promptly as possible. The Customer is advised to hold travel / civil liability insurance.
10House rules
The house rules apply to all apartments; the specific features of each property (capacity, quiet hours) are shown on its page and in the confirmation.
- Quiet and neighbours. The apartments are located in residential buildings: quiet from 9:00 pm (no loud music or noise nuisance, day or night). Respect for security guards, staff and the residence's rules is mandatory.
- No parties or events. No party, reception, filming or gathering is permitted.
- Visitors. Undeclared visitors may not stay overnight. Ayyoka may ask for the identity of any person present in the property.
- Non-smoking. Smoking and vaping are prohibited indoors. Balconies and terraces may be used without disturbing the neighbours.
- Pets. Not allowed, unless agreed in writing beforehand.
- Safety. Close doors and windows when leaving the property; do not share access codes; never leave children unattended, particularly near the pool and on balconies. Pools are unsupervised: use is at swimmers' sole risk, during the residence's opening hours.
- Equipment and energy. Switch off the air conditioning and lights when going out; do not move furniture or equipment; report any fault without attempting repairs yourself.
- Cleanliness. Put rubbish in the containers provided by the residence; leave the kitchen clean; do not flush anything other than toilet paper.
- Photography and filming. Photography or filming for commercial purposes is prohibited without authorisation.
- Breaches. Any serious or repeated breach entitles Ayyoka, after a warning, to end the stay without refund of the remaining nights and to deduct the resulting costs from the security deposit.
11Personal data
The Customer's data is processed in accordance with the Privacy policy. A copy of an identity document is requested before arrival for the security of the residences.
12Complaints, governing law and disputes
Any complaint should be sent to info@ayyoka.com or to +33 6 21 66 07 83; Ayyoka undertakes to respond within 7 days. These terms are governed by the laws of Côte d'Ivoire. Failing amicable settlement, any dispute falls within the jurisdiction of the competent courts of Abidjan.
13Bookings through a partner agency
A booking passed on by a partner travel agency follows the same deadlines and the same percentages as those in sections 4 to 6. The agency notifies any cancellation in writing, quoting its agency code; the date of receipt by Ayyoka is binding. The refund is paid to whoever paid, the Customer or the agency, within the 14-day period set out in section 6. The agency's commission is calculated solely on the accommodation amounts ultimately retained by Ayyoka: a stay refunded in full gives rise to no commission.
